Smoke Alarm Regulations 2024 Northern Ireland – Legislation Change

Smoke Alarm Regulations differ within the UK. There is new smoke, heat and carbon monoxide alarm legislation that applies to all Private Rental Properties in Northern Ireland.

To ensure properties are compliant, specific alarms detailed below need to be installed by:

1st September 2024 for new tenancies

1st December 2024 for existing tenancies

What do you need to comply with the new Regulations for Smoke Alarms in rental properties?

If you are a private landlaord, you need to…

  • Ensure that each alarm is in proper working order at the beginning of every new tenancy, and ensure the correct number and types of alarms are installed in accordance with British Standards:
    • BS 5839-6 for fire alarm systems (smoke and heat alarms)
    • BS EN 50292 for carbon monoxide alarms
  • Replace faulty alarms promptly and before expiry.
  • Maintain a clear record of alarm installations and replacements.

If you are a redisent, you need to…

  • Provide access for alarm installation, maintenance, and repairs.
  • Test and maintain the alarms as instructed.
  • Report any suspected faults to the landlord immediately.

What Smoke Alarms in rented properties must have to comply:

Alarms you need…

Smoke Alarms - Must be installed in every circulation space on each storey, and the room which is most frequently used by the occupants for general daytime living purposes (e.g. living room/lounge).

Heat Alarms - Must be installed in every kitchen.

Carbon Monoxide Alarms - Must be installed in any room or circulation space which contains a fixed combustion appliance (boilers, fires, heaters or stoves fuelled by solid fuel, oil or gas) or a flue.

  • Alarms can be either sealed tamper-proof battery or hard-wired alarms (or a combination of both)
  • Smoke and heat alarms must be interlinked.
  • Carbon Monoxide alarms do not need to be interlinked”
