Smoke Alarm Regulations 2022 England – Legislation Change October

Smoke Alarm Regulations differ within the UK. With effect from 1st October 2022, the Smoke and Carbon Monoxide Alarm Regulations for England are being updated to also include Public Sector Landlords, without any grace period given for compliance.

What do you need to comply with the new Regulations for Smoke Alarms in rental properties?

From 1st October 2022 all private and public/ social rented properties in England are legally required to have:

  • At least one working Smoke Alarm installed on each storey where there is a room used as living accommodation.
  • A carbon monoxide alarm must be installed in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers).
  • Where battery powered alarms are selected, alarms with ‘sealed for life’ batteries rather than alarms with replaceable batteries are the better option

What Smoke Alarms in rented properties must have to comply:

Due to no specific guidance, any type of our alarms can be installed. However, it is recommended to follow the British Standard, BS 5839-6:2019+A1:2020. The standard states that smoke alarms and carbon monoxide alarms installed in rented properties need to be mains powered devices with tamperproof battery back-up. Smoke Alarms should be installed in all escape routes, principle habitable rooms (lounge/living room/bedroom) and Heat Alarms within the kitchen. These need to be interconnected, Hardwired Devices via Radio Frequency.  Carbon Monoxide Alarms should be located next to fuel burning appliances including exposed or concealed flues within the property but are not required for cooking devices. These can be mains or battery powered and do not need to interlink.
