Rated 5 out of 5 by from Excellent product I have used this product every so often over the years. I work in property maintenance. It is an excellent product, but not that well known. The only problem is that it can be on the shelf a long time and needs a very good stirring before use and removal of skin that forms and then sinks to the bottom of the can. The other problem is the awful Irish winter weather. Have had to wait for two dry days in a row { Hens teeth are more common } and then prepare roof with a blow lamp to make sure it was thoroughly dry. Worked a treat though, with excellent results.

Best applied with a paint brush thinly, leave to dry overnight and then give it one more coat but not necessary. You can also use this as a great finishing. This product saves time and is Half the price of a new roof.

You can also use this as a great finishing product if use a roof renovator and then seal all the edges with this product. Half the price of a new roof yet same long lasting!

Rated 1 out of 5 by from Water absorption problem Hi, Firstly, I would like to mention that isoflex was applied according to the instructions on the can and the surface was cleaned before application. It rained 4 days after application. After 2 weeks, I realised that isoflex turned to greyish colour. When I closely examined, the thick regions turned to sponge with water absorbed inside. Water bubbles were coming from inside when I apply pressure with my finger, and that's why the colour turned into greyish. Polymers absorb humidity, but this amount of absorption and change of chemical composition is unacceptable. Furthermore, it is not a cheap product. Now I have a roof with scattered grey colour regions. Please avoid this product. I can send you photos of the result.

Rated 4 out of 5 by from Very good Tried a few other roof sealers but none are as tough and rubbery as this. It's reassuringly thick to apply and plugs any flat roof leaks you can find. The only downside is it's quite expensive but if it last 5 years it's paid for itself.

Really easy to apply (although need to chuck the brush after, so use a cheap one..!!) Have used for repairs in rubber roofs, felt roofs and sealing suspect edges and in every instance has worked perfectly all I would say is that you have to give it a really good stir first off

Rated 3 out of 5 by from 48 hours no rain It says on tin : " Surfaces should be clean and dry, with rain unlikely for at least 48 hours. " What :) ??? Should not be sold in Scotland IMHO :)) But I'm sure that it does a good job in dry weather. If you need repair with reinforced fibres you should buy FLEXACRYL (screwfix) instead. That works in all weather.

Rated 4 out of 5 by from Great for leaky roof I used this to cover a section of felt covered roof with ridges. It's really thick stuff so do stir well throughout application otherwise by the time you get to the bottom it will be really thick. Being thick it's good for areas which are not totally flat. You will need to throw your brushes away afterwards so but some cheap ones. One point to note it does not keep very well as starts to cure within a few days in the tin.

Finish looks great and fingers crossed this will do the job that bitumen sealant hasn't. Now waiting to see how the gutters perform in the winter

Rated 5 out of 5 by from fixed my leak i had a really annoying leak from our flat roof late last year and as you know they are hard to pin point as water can travel. after a bit of trial an error and a few other products later that failed to cure the problem the last resort was this stuff and it worked as there have been no more leaks, touch wood. its really thick stuff so be sure to stir the contents well before applying and you will see its very flexible when applying. another bonus is you can apply roof chippings afterwards as a lot of other products that are around you can not. also this product is oil based which you would expect however due to my expereince their are a few products out there that are water based which is in my mind crazy!! water based is ok for fence treatment and alike but not for fixing you roof so beware, if you go for this product and i strongly reccomend you should it wont be a problem if only i came across this stuff earlier.

I have tried many different products over the last 4 years and this is the best roof repair/sealant i have come across, and i am responsible for the up-keep of over 8000 square meters of roof coverings. You will not be disapointed with the performance of this product.(make sure you stir it) The negative aspects are it only comes in black, costs over a tenner a litre, and you will proberly need to throw away your paintbrush when finished.

I bought isoflex and spread it all round the skylight area and it has done the job! no more leaks anywhere! It forms a thick rubber seal and it dries up quickly after any rain on it if you have a leaking roof? then BUY this and your troubles will be over! after 2 coats of this stuff you will be happy you never called in a roofer! BUY IT!

Is Isoflex suitable for seating?

I have built a storage box/bench. The lid is level ( no slope) and made from tongue and groove board. The lid needs to be waterproof as there will be electrical tools inside. Would a coat or two of liquid rubber be good for this?

Weight on this surface on it has dried.

Can a small decking area supported by 100 x 50 wood beams be installed on the isoflex coated flat roof.

Whilst there should be no issue from a weight perspective, if the coating is pierced in any way this will lead to a route for water ingress and will inevitably cause issues with the coating performance. Also the fact that the coating will hold water means that it is possible that the wood will absorb this from underneath. I hope this helps.

Setting time

Once opened how long do you have before the liquid rubber cures. For example if I applied one coat and resealed the tin, will I be able to apply another coat the following day and the day after etc or will the liquid in the tin cure in the tin?

Isoflex Liquid Rubber is air curable so will continue to cure when the lid is returned. You have a few hours to work with the product once opened.

Would this be suitable?

Downpipe blocked. Dripping heavily onto flat rubber roof, causing the roof covering to wear away slightly. Would this be suitable as a preventative? Would a primer have to be used?

Will ISOflex adhere to a lead valley /gutter

I have a lead valley gutter which runs/joins two pitched roofs. the run is some 12mtrs. The lead has been incorrectly installed and has suffered from tears due to expansion/contraction due to temperature changes. Hence the installation leaks

Will it seal the base of fence posts?

The idea is to treat the 2 foot that goes underground, perhaps with an extra 4 inches above the ground level to prevent the post base from rotting? Post will be secured with Postcrete at the base, any reaction expected between the 2 products?
