FloPlast AXV110 Air Admittance Valve Black
Solved a long term problem
I have twice had the upper section of the cast iron waste pipe on my house displaced by snow, the second time was this winter and it came crashing down into the driveway which was very concerning as it could have hit people or cars.
The toilet waste inlet into the pipe was about 1.5 metres below the point where the pipe now terminated so after the second time I fitted a short section of plastic pipe capped with a vent as a temporary fix to keep dirt out just to see the winter through
The top of the pipe was now very close to a window and when the weather got warmer recently foul smells started to come from the vent into the house. I was planning to replace the section again so it vented above root height in the knowledge that snow would push it off again but I could see no other option. My house has a two steeply pitched roof sections at the rear at 90 degree to each other with a valley and the snow is guided into the valley and it then slides down resting against the pipe which is close to the valley. I had been thinking about snow guards but they are expensive when fitting to the roof and I cannot use guards fitted to guttering because of the weight of snow.
So, I started looking at other options to cap the pipe somehow below roof level and found this almost straight away.
I fitted it in 30 minutes including taking the plastic pipe section down, trimming it , fitting the valve and fitting it back again to the wall.
Now there are no odours and I can open the windows again. Very pleased with this simple solution to a problem that had been vexing me for months!

This does meet Current Regs
This item was recommended to me by the LABC on a job 3 years ago. Since then , working in the same area but under different LABC officer, the lack of compliance became an issue. THIS UNIT HAS BEEN DEVELOPED TO ADDRESS WORK AT HEIGHT AND IS FULLY COMPLIANT WITH ALL REGULATIONS, Including Doc. H. Fit it, give your LABC the enclosed paperwork and thats that. Dont be misled or bullied. THIS UNIT PROVIDES ALL REQUIRED VENTILATION, CAN BE INSTALLED EXTERNALLY AND REMOVES THE NEED FOR OPEN VENTS. Venting the head of the drain with an open vent is redundant. This unit is the answer, but I guess some will say that an interceptor is a good move in the the chamber before the public sewer. MOVE ON

Not Building Control Approved
The Screwfix sales literature states this can be installed outside, and the Floplast literature quotes Document H of the Building Regulations regarding positioning on soil stack opening relative to windows etc, however it fails to mention that the same document also states that 'Air Admittance Valves should not be used outside buildings'. I had my External AAV rejected by Building Control, so will be returning it to Screwfix for a refund. I will also have to discard the shorter soil stack I was using with this AAV, and install a full length stack with the correct cage, as per Document H.

At long last
Now something to take away the need for the ugly stack pipes. Easy to fit and saves money on siol pipe and bends. Well worth the investment.
